The Land Deed Official (PPAT) plays a strategic role as a public official authorized to draft authentic deeds, thereby ensuring legal certainty in land registration. However, in practice, procedural violations occur—specifically, the failure to fulfill the obligation to read and explain the contents of the deed to the parties involved, as mandated by Article 22 of Government Regulation No. 37 of 1998. This study examines the liability of the PPAT regarding the drafting of a Sale and Purchase Deed (AJB) where the contents were not explained to the parties, focusing on the Jantho District Court Decision No. 7/Pdt.G/2024/PN Jth. The case demonstrates that failing to explain the deed's contents to the parties creates an opportunity for deceitful practices that can cause financial loss to the landowner. This research aims to analyze the legal liability of the PPAT concerning the drafting of a Sale and Purchase Deed (AJB) that was not explained to the parties involved.
